Florida homes have unique surfaces — tile floors throughout, terrazzo in older homes, screened-in lanais, and pool decks that need regular attention. Using the wrong products or techniques can damage finishes and surfaces that define your home's character.
Tile and Grout Floors
Most Florida homes have tile floors throughout — great for the climate but grout lines are a magnet for dirt and mold. The biggest rules:
- ✓Sweep or vacuum before mopping — grit scratches the tile finish
- ✓Use a pH-neutral tile cleaner (avoid vinegar on natural stone tile)
- ✓Deep clean grout lines monthly with a baking soda paste and stiff brush
- ✓Seal grout every 1–2 years to prevent staining and mold growth
- ✓Never use a steam mop on natural stone tile — it can crack or discolor
- ✓Dry mop after wet mopping to prevent water spots and mineral deposits
Terrazzo Floors
Many older Florida homes have beautiful terrazzo floors — a mix of marble chips in cement that's polished smooth. They're durable but need specific care. Clean with a neutral pH cleaner only — acidic products (vinegar, citrus cleaners) will etch the surface. For stains, use a poultice of baking soda and water. Terrazzo should be professionally polished and sealed every few years to maintain its shine.
Lanai and Screened Porch Care
Your lanai is a Florida living room extension. Screen enclosures collect pollen, dust, and insect debris. Hose down screens quarterly from top to bottom. Sweep or pressure wash the lanai floor monthly — Florida's rain and humidity cause algae and mildew buildup on pavers and concrete. For lanai furniture, wipe down with mild soap and water, and store cushions when not in use to prevent mold.
Pool Deck Maintenance
Pool decks track chlorinated water, sunscreen, and sand into your home. Place outdoor mats at every entry point from the pool to the house. Rinse the deck weekly to prevent algae buildup — Florida sun and moisture are a perfect combo for green slippery surfaces. Our deep cleaning service covers all interior surfaces, and we can coordinate with your pool service for a full home reset.
